Tamarack Property Management Co. Maintenance Technician in Billings, Montana

The Property Maintenance Technician for Sage Tower Apartments will handle grounds cleanup, preventative maintenance, repairs, apartment turnovers, and janitorial tasks. This role demands high standards of cleanliness, customer service, and hazard free environments, reporting directly to the Property Manager.ESSENTIAL FUNCTIONS:Work Order Management:- Complete work orders promptly and accurately.- Utilize the Yardi maintenance/work order system to record and close out work orders.- Perform other related duties as assigned.- Complete assigned training in a timely manner.Maintenance and Repairs:- Perform repairs including painting, carpentry, wall repairs, minor plumbing, electrical, air conditioning, and heating.- Conduct preventative maintenance and document activities through the Recurring Work Order process.- Maintain the overall physical condition of the property.Apartment Turnovers:- Secure, clean, repair, and treat units for bed bugs during turnovers as directed.Grounds and Common Area Maintenance:- Maintain exterior common areas and grounds including lawns, flowerbeds, shrubbery, parking areas, and trash pickup.- Set up conference rooms and community spaces as needed.Emergency Response:- Provide on-call maintenance services and respond to emergencies.- Complete incident/accident reports related to emergencies or incidents.Reporting and Advising:- Advise the Regional Property Manager on the property's overall condition and potential hazards.Compliance and Documentation:- Follow through with 504 Self Evaluation repairs and maintenance.- Complete and submit Purchase Orders for approval.- Perform triannual unit inspections with the Property Manager.Competencies:- Ability to follow directions and work collaboratively as part of a team.- Proficient in using computers for work orders, email, and web access.- Basic reading, writing, and math skills.- Physical ability to lift, push, pull, climb, and walk extensively.- Effective communication with diverse individuals.- Use of maintenance, trade, and testing tools and equipment.- Commitment to the company's mission and values.- Flexibility to change work plans.- Operation of snow removal equipment.- Professional personal appearance.- Valid driver's license and ability to drive for errands and travel between properties.- Oversight of vendor or contractor work progress.- Adherence to fair housing laws and regulations.Supervisory Responsibilities: None.Work Environment: Both indoor and outdoor settings.Travel Required: Minimal, mainly for running errands and property travel.Education and Experience: High School degree or equivalent with technical training/experience in a building trade.
