NORTHWESTERN ENERGY Real Estate Representative in BOZEMAN, Montana
Location can be in Bozeman or Butte
QUALIFICATIONS INCLUDE:
- Ability to demonstrate and maintain a good safety record
- Strong interpersonal communication skills, including excellent oral and written communication proficiency
- Have, or be able to obtain, a Montana Real Estate Broker's or Sales License
- Independent judgment and decision-making skills
- Ability to work independently
- Understand basic engineering, operation and design aspects of a variety of utility operations
- Ability to read engineering plans, maps and descriptions of facilities
- Working knowledge of real estate law and local statutes and regulations
- Broad understanding of real estate contracts and transaction law
- Proficient negotiating training and expertise
- Basic understanding of the valuation process and be able to complete non-complex valuation assignments
- Valid Drivers License and clean driving record
- Ability to travel up to 50%
- Ability to lift, carry and manipulate equipment up to 25 pounds
- Ability to pass an employment physical, a drug test and a background check
- Bachelor's Degree in Engineering, Business, Real Estate or related technical field, or, equivalent combination of training and experience, preferred
- Professional designation from the International Right of Way Association or related certification preferred
DUTIES INCLUDE:
- Conduct / coordinate real estate planning and facility siting activities related to utility projects
- Plan and manage the scope of work, cost, and schedule associated with real estate components of utility projects
- Negotiate and acquire right of way easements and other occupancy permits from private, public and corporate entities
- Manage activities of real estate contractors assigned to projects
- Oversee general real estate and land management programs, including land planning, land acquisition, leasing, permitting, purchasing and selling real estate
- Plan, organize and manage resources associated with real estate projects
- Coordinate with internal team members, external stakeholders, land use planners, local, state and federal agencies on strategy and status of projects
- Negotiate the acquisition and disposal of real estate assets
- Negotiate and acquire linear occupancy permits (e.g. railroad permits)
- Coordinate land use planning and zoning associated with projects and Company real estate holdings
- Advise business units on real estate and permitting issues
- Provide negotiations, valuation, real estate expertise
- Research title information for internal and external customers
- Provide accurate and timely reporting of project activity and status
- Secure and maintain the project files and permanent records associated with these activities
- Adhere to company safety standards and the Code of Business Conduct & Ethics
- Ensure all actions are consistent with NorthWestern Energy's values, mission, and strategic business objectives
Full-time position.
$54,500 to $121,800 per year, depending on experience.
