Custodial Manager / Assistant Director

Duties:
This position assumes responsibility for managing all aspects of the custodial duties performed by a custodial crew. Ensures all cleaning and sanitary standards are met in a safe efficient manner; assessing, planning and organizing and assigning the work of staff; conducting building inspections and reports; ordering, receiving and distributing custodial supplies; establishing and improving custodial methods, techniques and procedures; identifying and correcting problems; and providing orientation and training to staff. Provides frequent performance feedback and evaluations to team members.; uses independent judgment and decisions regarding the hiring, training, rewarding, disciplining and termination of staff according to department and university policies; Evaluates, updates and maintains Hazardous Chemical Inventory lists and Safety Data Sheets. Perform additional duties as assigned by their supervisor.
• Focus on custodial duties listed below - routinely 25 – 30 hours per week.
• Manage and oversee 21 custodial employees on 3 separate shifts and 2 campuses.
• Oversee end of semester and end of academic year cleaning of residence halls and individual student rooms.
• Oversee re-cleaning / change overs following each summer camp group that stays in the residence halls.
• Oversee all routine cleaning and restorative cleaning projects in all assigned buildings through each academic year.
• Performs weekly quality assurance inspections for all academic buildings, and for all auxiliary buildings of the SUB, Mill, Prospector Hall, Centennial Hall, and the Student Success Center / LLC.
• Interacts on a daily basis with 9 custodial workers on the day shift.
• Interacts at least weekly with the 10 custodians (2 lead custodians) on the 3rd shift.
• Interacts weekly with the 2 custodians at the Highlands College campus.
• Provide necessary training to all newly hired custodians and monthly training review for all custodial crew on safety and selected cleaning topics.
• Responsible for the ordering of custodial supplies and equipment repairs for Facilities department custodians and for Auxiliary department custodians, managing cost against two separate indexes.
• Performs frequent informal performance evaluations as necessary and formal written evaluations once per year on all custodial employees.
• Provides assistance to the Facilities Director by providing support to the Maintenance Department employees and our FAMIS work order system – on average 10 – 15 hours per week.
• Acts as the Facilities Director when assigned, and Director is scheduled away from campus.
* With approval of Director of Facilities, administer Human Resource processes (hiring, constructive counseling, disciplining of employees, prepare work schedules, compliance with union contract)
ensures all policies and procedures are being enforced.
Provides leadership for exemplary customer service and efficient use of resources.
• Frequently interacts with faculty and staff, including residence life staff, athletic staff, and other student activity staff to gauge and ensure quality of services being provided.
• Other duties as assigned by Director of Facilities.
SCHEDULE: Proposed schedule may be subject to change or may have some flexibility in hours.
proposed schedule will work:
Sunday night 9 pm to 1 am
Monday – 11 am to 3:30 pm
Tuesday – Friday - 7:00 am to 3:30 pm
Required Qualifications:
Associates degree or higher and 3 years of supervisory experience, managing 12 or more employees; or High School diploma and 6 or more years of supervisory experience managing more than 12 employees.
Knowledge, skill and ability required to perform duties and responsibilities of lower level positions.
Demonstrated skill in customer service orientation;
Must have good written and oral communication skills;
Experience with organization, time-management and delegation.
Preferred Qualifications:
Six (6) or more years of progressively responsible custodial experience and three (3) or more years of progressively responsible custodial supervisory experience, or a combination of experience and education.
Experience managing union employees
Ability to coordinate work schedules and evaluate workers’ performance;
Ability to use personal computers and basic related email, scheduling, word processing and spreadsheet software.
Physical Demands
Must be able to perform constant physical activity, including moving equipment, furniture and supplies weighing up to 50 lbs. on a regular basis and up to 100 lbs. on an occasional basis; performing push/pull activity with equipment weighing up to 50 lbs. on a frequent basis and up to 100 lbs. on an occasional basis; performing duties with repetitive motion of wrists, arm, and shoulders; possessing hand and finger coordination; being able to reach, climb, balance, crouch, twist, crawl, and kneel; working with chemicals, cleaning equipment, dust, fumes, and odors; being exposed to hot/cold temperatures, and perform snow/ice removal.
