About The Role

Position is responsible for various appraisal and administrative duties. Primary role is to review the quality of another appraiser's work in the form of a written review. Other roles involve supporting loan or underwriting team with complex commercial construction inspections and expertise on questions about value, conditions, or configuration of the real property. Additional duties include a team approach to engagement, review, and paying of invoices.

Review quality of another appraiser's work in form of a written review to confirm compliance with Bank policies and Uniform Standards of Professional Appraisal Practice (USPAP). The review of other appraisers' work includes evaluating the steps of the appraisal process, identifying the problem, determining assumptions, and limiting conditions, collection and analysis of market data for subject and comparable properties, tests or highest and best use, analysis of the three approaches to value (Income Capitalization, Cost, & Sales Comparison), and reconciliation or value conclusion.
Re-validate existing third-party appraisal on file. This process includes gathering current market data for the product type under review and conducting a current physical inspection to determine if the value found in the original appraisal report is still valid.
Overseeing the commercial appraisal ordering process which includes collecting appraisal orders and supporting documentation from lenders, soliciting bids, working with the lender to choose an appraiser for the assignment, imaging appraisal reports, appraisal review forms, invoices, and coordinating payment to the appraiser after their report has been satisfactorily reviewed. This would include acting as a liaison between lender and appraiser to answer questions that arise during assignment and working to ensure that completion deadlines are met.
Maintain and update the list of Bank approved appraisers which would include obtaining current insurance and license information on an annual basis and conducting periodic reviews to ensure continued adherence to Bank's quality standards.Consulting
Supporting loan or underwriting team with commercial construction draw inspections. This includes physical inspection of construction projects to determine whether the work completed is consistent with the general contractor's draw request and to identify areas where cost overruns may be present.
Supporting loan or underwriting team with expertise on questions about value, conditions, or configuration of real property. Other consulting duties include compiling and sharing real estate market data including but not limited to vacancy rates, capitalization rates and market absorption rates for the various classes of commercial real estate.Other
Comply with all applicable laws, regulations, policies, and procedures. Adhere to all security procedures and regulatory guidelines for the Bank Secrecy Act, Office of Foreign Assets Control and USA Patriot Act/Customer Identification Act (CIP). Maintain strict confidentiality of customer's personal and financial information.
Develop and improve skills through training programs and regular feedback discussions with supervisors, which help further professional development. Participate in all training sessions and complete all assigned OnCourse compliance courses on timely basis.
About You

Must be able to provide documentation of minimum five years or directly related work experience.EDUCATION/CERTIFICATIONS/LICENSES
Must be in good standing and possess current Montana certification/licensing as a Certified General Appraiser in accordance with regulation/laws in the State of Montana. Must maintain all necessary education and other categories necessary for renewal of certification/license. Must possess a current valid driver's license.

WORK ENVIRONMENT: Must be able to routinely perform work indoors in climate-controlled shared work area with minimal noise. Travel is required to visit other offices, businesses, homes and/or property for appraisal purposes.

Must be able to operate routine office equipment including computer terminals and keyboards, telephones, copiers, facsimiles, and calculators. Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours or travel off site whenever required or requested by management. Must be capable of regular, reliable and timely attendance. Must be capable of climbing / descending stairs in an emergency situation.
Specific lifting abilities required by this job include: 20 lbs.
Specific vision abilities required by this job include: The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation/inspection of machines and/or using measurement devices at distances close to the eyes.
