Job Title: Facilities Director
Status: Full-time Exempt, Y Job Grade 11
Wage: $62,260-$72,260/yr or more depends on experience
Reports to: CEO
Probation: Subject to a 12-month introductory (probationary) period
POSITION SUMMARY: The Facilities Director is vital to membership satisfaction and staff success through their responsibility for the physical condition of the Missoula Family YMCA buildings, facilities and properties, including the Learning Center and Camp Ponderosa. This person is responsible for operations of all property and all mechanical equipment functions, including, but not limited to HVAC, grounds, pool, electrical, plumbing, vehicles and cleaning. This Director is hands on and ensures that routine maintenance is performed and that all facilities are clean and safe for the public and functioning properly. As a member of the leadership team, responsibilities include work on behalf of membership and programs, leadership and support for fundraising, committee work as designated, financial development and attending YMCA functions. This position is responsible for modeling, teaching and exemplifying the values inherent in the mission and purpose of the Y.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
Develop budgets for all facilities and projects, monitoring expenditures against budget.
Be proficient in mechanical, electrical, HVAC, plumbing, carpentry, pool operations and boiler systems.
Ensure proper operation of equipment, including but not limited to HVAC, pool, electrical and plumbing systems, vehicles, kitchen and fitness.
Develop and implement a risk management policy and protocol to ensure that all property and facilities meet code requirements are safe for participant use. Work with outside agencies such as fire, health, building department, etc. to ensure compliance with all regulations, local, state and federal.
Provide overall coordination of building, equipment and grounds maintenance, including planning, regular inspections, developing and documenting preventative maintenance in accordance with manufacturers’ specifications and in accordance with policies and procedures of the Y.
Maintain property and equipment inspection, preventative maintenance logs and repair records. Ensure maintenance and repairs are completed in a timely, cost-effective manner.
Obtains estimates, analyzes contracts, hires, oversees progress and is responsible for the work of outside contractors as needed, fostering positive vendor relationships.
Supervise and schedule Facilities staff and insure the timeliness of completion and quality of work of all assigned tasks and responsibilities of Facilities personnel, with routine reviews and evaluation of performance.
Oversee or perform outdoor landscaping work and snow removal.
Operate and maintain Facility Dude work order database to ensure all work orders are acknowledged and completed within an appropriate time frame; prioritize work orders for the optimal operation of the Y facility
See that adequate operating supplies are on hand, requisition material for special projects and maintenance, inventory and store such materials.
Ensure that mechanical areas, shops, storage areas and hallways are clean and neat.
Develop set standards for facility cleanliness and aesthetics, and perform, or assure cleaning tasks and repairs are completed routinely according to, regular checks.
Communicate with appropriate staff and volunteers regarding facility needs, maintenance and cleanliness, respond timely to issues identified; hold staff, volunteers and outside contractors to completion of tasks related to facility needs, maintenance and cleanliness.
Assist CEO in identifying, designing and contracting long range plans for facilities, grounds, equipment, and vehicles and other assets owned or operated by the Y.
Build relationships with and among members, work with other Directors on plans to promote program and membership growth for the Y. Provide leadership and support to the annual fundraising campaign, volunteer committees and boards as assigned, assist with special events. Model relationship building skills in all interactions.
Complete required child sexual abuse prevention training, comply with legal and ethical obligation as a mandatory reporter of suspected child abuse and cooperate fully with any investigation of such abuse
Perform other duties and tasks as assigned.

Requirements
QUALIFICATIONS:
An Associates Degree or equivalent from a two-year college or technical school or equivalent training, and two to three years related experience. Be able to diagnose, repair and maintain a wide range of mechanical systems.
Have, or be willing to obtain a Low Pressure Boiler Engineer License and Pool Operator Certificate within six months of hire
A minimum of 1-2 years supervisory experience plus customer service experience
Knowledge of basic office equipment and computers, including database management software, Word and Excel
Have a clean driving record and be willing to obtain a Commercial Driver License
Current, or obtain and attend, CPR and child sexual abuse prevention training within the first 30 days of employment.
Present a professional demeanor, establish and maintain harmonious relationships, maintain confidentiality and a high degree of tact and discretion.
Must be able to interpret and enforce all safety and health regulations, respond to emergency situations.
Ability to exercise sound judgment, handle and resolve conflicts in a timely and professional manner.

Must occasionally work varied shifts or irregular hours, dependent on work, events and staffing needs, often work in excess of a 40 hour week.
